You will have title to this property along with five other owners (1/6th interest) much the same as any other real estate. You will be able to sell your interest at any time but give all other owners the first opportunity to acquire your interest.
What you are buying and how it works:
Each 1/6th owner will be given four different two-week periods for each calendar year-- one two-week vacation in each season. . . Spring, Summer, Fall and Winter. Each year, these times will rotate to different two week periods so that over a six year span, each owner has had a vacation period during every holiday and prime two-week period. In other words, sometimes you will have Independence Day within your two-week period, and sometimes it will be shortly before or shortly after. Each year, management will send a new calendar to each owner outlining your vacation time periods.
If at anytime you wish to have more time or a different two-week period, you can request a trade from the other owners through management. We have found that these trades are easily achieved in most cases, giving you more flexibility in your schedule. Management will handle all of these trades for you.
All you need to do is let Management know that you will be coming to use your home during your time period, and the Lodge will be clean, fresh and ready to enjoy.

Taxes, Insurance, Utilities and Maintenance
Each owner will initially be assessed $1250 per quarter for their pro-rata share of taxes, insurance, Gallatin River Ranch Home Owner dues, replacement furniture, utilities, cleaning, management and property maintenance.
